What a post-tenancy inspection is

A post-tenancy inspection, also called a move-out or end-of-lease inspection, is an independent assessment of a rental unit's condition when a tenancy ends, compared item-by-item against the move-in baseline. The output is a clear, evidence-backed answer to the one question that decides every deposit: what changed during the tenancy, and is it damage or fair wear?

Most rental disputes in Singapore are not about rent. They're about deposit returns. A move-out comparison settles them with documentation instead of opinion.

Wear vs damage

Fair wear and tear is expected and is the landlord's cost: faded paint, light scuffing, worn flooring from normal use. Damage is chargeable: burns, gouges, broken fittings, stains beyond cleaning. The comparison report draws that line explicitly, item by item, so neither side has to argue it from memory.

What if the two sides still can't agree on the deposit?

The report gives both parties the same documented basis to work from. It compares move-out condition against the move-in baseline with dated photographs and a structured format, so a deduction is supported by a clear record rather than by memory or loose phone photos.

Who decides what counts as fair wear and tear?

We apply established Singapore tenancy norms, accounting for the length of the tenancy, the unit's age, and the quality of the original finish. The ruling is explained per item so both parties can see the reasoning, not just the verdict.

We don't have a move-in report. Is it still worth it?

Yes, though it's less conclusive. We document current condition and assess wear against the property's age and finish. For full protection, commission a pre-tenancy baseline at the start of every tenancy.

Do you inspect HDB rentals?
